FWIW an overheated rotary means a dead rotary.
He says he has another engine, but it would be wise to insist upon it being
installed. 13K on an engine sounds nice, but if it don't work you are looking
at lots of $$$.
Is it another 93 engine?
Are the seals stuck and it needs to be rebuilt also?
If it is an easy swap with no attendant wiring or hook up problems it can be
done in a couple of hours why isn't it already in the car? He would get much
more money if it were operable.
Properly sorted out the car would be a hell of a beast with not only better
power than is possible on the Miata engine, but better balance and weight an
day to day driveability. Once you do the necessary firewall work to get the
rotary into the car in the first place it comes in and out rather easily.
Since you can't use the stock wiring harness and computer how is he controlling
the engine?
Don't want to burst your bubble but years of experience with the rotary make me
smell a rat.
